When it comes to real estate, one of the most common questions is: “What is my home really worth?” The answer is influenced by more than just square footage or number of bedrooms.

Location remains one of the most significant factors. Proximity to schools, transportation, shopping, and overall neighborhood appeal all contribute to a property’s desirability. Market conditions also play a major role. In a seller’s market, limited inventory can drive prices higher, while a buyer’s market may create more negotiating power.

Condition and updates matter as well. Homes that are well-maintained and feature modern improvements tend to attract more attention and stronger offers. However, not all upgrades deliver the same return, which is why strategic improvements are important.

Comparable sales, often referred to as “comps,” provide valuable insight. Looking at recently sold homes with similar features in the same area helps establish a realistic and competitive price point.

Ultimately, pricing a home correctly is both a science and an art. It requires analyzing data, understanding trends, and knowing how buyers perceive value in the current market.
